Terms of Service

1. Platform description

Topnotch Properties is a verification and contract platform operated by Topnotch Technologies Ltd (Company No. 17242921). It connects verified landlords, tenants and handymen. It is not a letting agent, real-estate broker, or law firm and does not provide legal advice. The platform generates template contracts and facilitates e-signature; users remain responsible for the underlying tenancy relationship.

2. User obligations by role

  • Landlords must have the legal right to let each property they list, must provide truthful ownership documents, and must comply with all local landlord-tenant law in the property's jurisdiction.
  • Tenants must provide accurate identity and financial information, and must not submit forged, altered, or third-party documents as their own.
  • Handymen must hold and keep current every trade licence, insurance policy, and permit required in each region they operate in, and must upload valid evidence to the platform.

3. Verification

Verification documents are reviewed within 24 hours of submission. Submitting false, forged, or fraudulently obtained documents will result in immediate and permanent account termination and may be reported to relevant law-enforcement or regulatory bodies. Verification tiers displayed next to a user's name reflect the checks completed at that time and do not constitute a warranty of future conduct.

4. Contracts and e-signatures

Tenancy contracts generated on Topnotch Properties are legally binding once e-signed by all parties through our e-signature provider. The audit trail (IP, timestamp, signer identity) is retained for 7 years. The platform generates market-specific templates only. For unusual clauses, commercial tenancies, or complex arrangements, you should obtain independent legal advice before signing.

5. Fees and commission

  • Landlords pay a monthly subscription for listing and verification services. Current pricing is displayed on the pricing page before purchase.
  • Handymen pay a monthly subscription plus a 10% platform commission on each completed maintenance job.
  • Tenants use the platform free of charge; a one-off letting fee may apply to signed contracts as disclosed at signature time.

All fees are stated exclusive of VAT unless otherwise noted.

6. Payments

Topnotch Properties provides payment instructions and receipt tracking between users but does not itself hold client money or process rent transfers. Rent moves directly between tenant and landlord under the terms of their contract.

7. Limitation of liability

Topnotch Technologies Ltd is not liable for disputes between landlords and tenants, for the quality or outcome of maintenance work performed by handymen beyond the verification tier displayed at the time of booking, or for indirect, consequential, or reputational losses. Nothing in these terms limits liability where UK law prohibits such limitation (including for death, personal injury caused by negligence, or fraud).

8. Governing law and disputes

These terms are governed by the laws of England and Wales. Parties agree to first attempt good-faith negotiation for at least 30 days. If unresolved, disputes shall be submitted to the exclusive jurisdiction of the courts of England and Wales.
